Lisa Ford at Alpha Title did not provide accurate escrow services and did not accurately pay everyone that was owed money. Now she refuses to return my phone calls. Terrible company that should be avoided.

I had Alpha Title on the buyer's end of an escrow after I sold a home to their client who had an FHA loan. The sale included a ton of major maintenance to get the home up to FHA standards. No big deal I want to sell someone a nice home. A long list maintenance gets done costing thousands of dollars. everything passes a strict inspection, new windows, new siding, new wiring, new flooring, new painting, all professionally installed. I was qualified in maintenance quality assurance in the military for inspecting these types of things so I made sure everything was done well.' Everything passes the first inspection (which is rare) except for one small board that had chipping paint. I had it painted AND took video and photos of the finished work. I'm a professional real estate photographer today and Ive done photos for insurance companies that are approving the exact same thing. I requested the final inspection. Then the house sells no problems. Escrow was due to close in April and April comes and I dont get the $600 of my money they are holding. They call me in June and try to tell me that the board I have video of being painted wasn't ever painted. I said it was and the person on the phone told me they had an inspector look at it. I called the bluff and said okay send me the photos of the board if they looked at it. She lies again "oh well if the inspectors take photos we have to pay them $250 because then it's official". I said "I don't care send me photos I don't believe you". (She had been super rude on the phone with me several times before telling me what to do and threatening me). What I think is they don't want to pay me the funds in my own trust so they hire within their referral network that exchanges busienss to business referral exchanges etc. Then they adjst the costs to equal exactly the escrow. Then the painter or inspector (a friend who sends them referrals) charges exactly what is in the trust. Its called trust fraud. Of course the documentation doesnt mention who the painter or inspectors are. They banked on someone who doesnt document meticulously like I do. Then they hire out spending all of the escrow account to do 5 minutes of painting its billed as $275 for exterior paint and $350 for inspection. This is a gross mishandling of trust funds to take money that doesn't belong to them. I wouldn't trust them.
