      This was our first experience using US Title in Gainesville and we were very pleased. We were on a tight schedule and even though they received our title information late our agent, Sherra Gurman, worked additional hours above the norm to make sure we were taken care of. We are new to the area and will be requiring more title work in the future. After the way we were taken care of we will be bringing our business back here.

      As a Realtor I have worked with a lot of closing companies in town. I enjoy working with US Title they are very quick to respond and make sure that everything is done correctly and they do everything in their power to make sure it closes on time. They also go out of their way to make sure it gets done.

      US Title went above and beyond in assisting us in the closing of our home. They worked beyond normal hours and got problems straightened out for us that we did not foresee. They were able to accommodate our needs and special circumstances. Sherra was instrumental in getting the job done and was a pleasure to work with her. We highly recommend this company.

      We had issues from the beginning with this title company. It started with having the wrong lot on the title. Twice! I had to dig up information about a lean that took hours and come to find it was their responsibility to find out this info. When it came time to get an amount for closing from the lender they failed to mention that there was a form for them to act as a third party to obtain all this info for them to do the closing leaving us once again doing their work until my realtor made us aware of the form and that they were supposed to be handling all of this. Approaching closing date we asked how we could obtain the funds same day. We were told to bring a void check or wiring info and we would receive the funds same day of closing within three hours of closing. The day of closing we reiterated our expectation of same day funding and they reaffirmed that we would receive the funds that day. The closing was on Friday at 12pm and they failed to turn in the paperwork by 4pm that day. With Monday being a holiday we now have to wait until Tuesday. They lack attention to detail and give unrealistic expectations. Very unhappy regardless of how nice they were in person

      Casey, I do apologize for your experience. But I would like to clarify just a couple of things. The lot number was wrong on your contract that was given to us and our company is who noticed the discrepancy and fixed the issue. We did need information from you to order the payoff for your first and second mortgages as we had no contact information for your lender. This is a normal practice for any title company since your lender will not release any information to anyone without your consent. I really do understand your frustration concerning your funds. I do remember the conversation that we had about your proceeds and I remember stating that after the wire is sent it takes a couple of hours for the wire to go into your bank. I apologize that your funds got held up. We did send your wire on Friday and as far as I was aware you had received it. Now after wires are sent we have no way of knowing when they will be deposited in your account, unfortunately. That is unfortunately something that is beyond our control. Buying and selling a house is a stressful experience even though we try our best not to make it so. I am very sorry that this happened to you and hope that you have a better rest of your week.

      I would not recommend this Closing Agent. My experience is and was they lack the attention to detail necessary to a Company with such responsibility. They have altered and amended (without any authority from this buyer) documents presented to me which were obviously wrong [property wasn't even in the correct county]. they altered an affidavit executed by the seller which also had the property in the wrong county and imposed conditions and waived otherwise implied warranties in violation of the UCC I am in the process of seeking redress.

      Good Afternoon Dan, I have waited over 3 1/2 years to reply to your post because I did not want to rile you up. When the review was first posted I tried to have Google remove it because your allegations were false and defaming, but Google's policy is that they can't take down a review, only the reviewer can. For a lack of any better option, I am posting a reply now to clear the air for anyone else reading our reviews. You have since tried to file a claim against us with our underwriter and they denied your claim because your allegations were based on a complete misunderstanding of recorded documents and the laws associated with them. The legal description for your property was correct the entire time and all documents were recorded in the proper county. Any documents that were corrected were documents that we prepared and were done so with the signers permission, BEFORE recording. Nothing fraudulent took place and there was no malicious intent. You are in full title to your home and no one else has claim to your property except for you. That is the purpose of Title Insurance. I truly hope that you enjoy your home and all of the new possibilities that it brings you.
