      CONSUMERS BEWARE!!! Do yourself a favor and get a price quote from other local title companies. This company adds fees that are not standard of other offices. I was hired as an independent contractor and did remote processing for them. I was lead to believe that I would be receiving 25-30 closings per month and was struggling to make ends meet with less than 1 deal per week. When I finally asked why my load was so low I was THEN informed that they were in their "infancy" stage, which was not shared from the beginning. They expected me to sit at my desk and be available from 9-5, although, I was not being paid an hourly rate. After working for 5 weeks, spending my time on files and doing my hired work I was told I now had to sign an independent contractor agreement, which included a "no compete" contract. Verbally I was told that there was not a no compete included, I'm sure they assumed I wouldn't read the contract. Because I refused to sign the contract I was told we could not move forward. Needless to say, I was not compensated for the work I did complete on the files. I don't know about you but I prefer to do business with companies who are upfront and transparent in every aspect of the business. ***Update and in response to this companies reply*** This company in its response has libeled me. I am honest person who has been in the Real Estate industry for 13 years. I NEVER "falsely claimed to be a title processor with experience", that is a BLATANT LIE. In fact, I have been up front and honest from the beginning and included in my resume I advised them that I had experience in title curative and post closing specifically. They were well aware that I did not have experience in processing and therefore said they would help me on the first few files. As someone who was learning a new position I called and emailed several times for help. When it came to closing and there was something I missed simply because this was a learning curve I was berated by the manager because she didn't catch it before the owner did. This was shocking to me being that I spent HOURS on the phone and via email asking all the questions so that I could get it right. I am a fast learner, I am efficient and I have always been an asset to every company I've been employed by. I don't know why my salary requirements were a part of their reply. As an experienced real estate professional I have the right to choose where I want to be employed and for what amount. They offered me 40k which I turned down because it was not enough to get me to go back into an office after being self employed. Again, if they were clear and up front that I would be getting approx 1 file a week (less than actually) I would have never wasted my time. In regards to their claims of a "barrage of emails" I sent an initial email letting them know I thought it was unfair that I wasn't going to be compensated for a file I worked on for 5 weeks. I completed 90% of the work to be done, including but not limited to the Prelim CD for the lender, Sellers Settlement Statement, Lien Search, Title Search, Tax info, hours of correspondence to all parties via email and phone... FOR 5 WEEKS. I received no response to my request and sent an additional email asking for a response and received a cease and desist! I didn't threaten them and I'm not retaliating. I just want the public to be aware of the type of business people they are dealing with. On the file I am referring to I received a phone call yesterday from the sellers legal representation. For the last 2 weeks I have not been there there has been NO FOLLOW-UP on the file. 16 days ago I forwarded docs for review since then the sellers attorney advised that no one has contacted them and how unprofessional it was. I referred them to call the office directly as I am no longer affiliated with them. Anyway, they can keep the money on the last file. I'm done with the distress of dealing with the nightmare of a manager Claudette. Note the differences in our responses and have that reflect on her claims that I had an "argumentative nature".

      TITLE INDUSTRY BEWARE!!! Do yourself a favor and don’t get involved with this nightmare of an individual who falsely claims to be a title processor with experience. Point of fact is that this individual worked with our company as an independent contractor for the purpose of processing title remotely. It quickly became apparent that she had ZERO title processing experience as she failed to understand basic concepts such as balancing a Closing Disclosure with a lender. Even still, as a progressive company we believe in offering opportunities to those that are willing to learn, work hard and grow with us. Sadly, this was not satisfactory to this individual as she felt ENTITLED to earn over $55k per year after 3 short training sessions and a continued exhibition of an argumentative nature when provided with guidance or instruction. As per her claim that she was promised 25 transactions per month; she conveniently failed to mention that the requirements for an increase in files would be a demonstration of diligence, competence, hard work and a consistent ability to conclude transactions to a successful completion. None of which she was willing or capable of demonstrating. Once she blatantly refused to sign our standard Independent Contractor Agreement, we elected to terminate our business association with her. In the following days we received a barrage of emails demanding payment on transactions that had not closed. When asked to cease and desist, the emails escalated to threats. See “Harassment via Electronic Communication” Florida Statute 784.048. In the end, she retaliated by posting this negative review on google. We simply hope this post provides any of her future employers/business associates a “sneak peek” at what is to come in any business dealings with her.       I have been doing real estate for 35+ years and had the worst experience in my career at Florida Title. Without notice, FL title withheld money to my seller at closing. We only found out by noticing the whole amount wasn't wired. We thought it was a mistake and by calling them did we even find out that they withheld money purposely with NO notice??? It was not even a small amount, it was thousands of dollars. We then spoke to Ellen Defalco, who assured us she would give us a call back multiple times and would never even call back! Then she forgot what the situation was and we had to explain it again, unacceptable. They even admitted their mistake and still could not get it rectified for months! Worst customer service from a person I've ever experienced in my life. Nathan, Jonathan, and the rest of the staff however are great!

      This "Closing Team" is totally inept, incompetent, unresponsive, and unprofessional. They cost us thousands of dollars by delaying closing over and over and got it wrong when it did close. They neglected to follow their own HUD-1 and didn't pay city liens, on the Estate, as instructed. The attorney should be disbarred and the"team" closed down. If you need more info, contact me.

      Hi Frank, we are extremely surprised at your review. In regards to the issues that you experienced, the Seller was represented by an outside Attorney on this file and had a request into the city to reduce the fines on violations to around $900. In order to do that, there is a specific process in place to be heard in front of a Special Magistrate for the city (similar to a court hearing). The Sellers (you) or their representative needed to attend that hearing in order for the city to approve the reduction. Apparently, nobody from the Seller's side of the transaction appeared at the hearing and the fines were not reduced. This is far outside of our control and everything was done on our end to be able to handle this. I think you should contact your attorney and/or Real Estate Agent to look at who was representing this matter. This is something that any Closing Agent or title company cannot do on your behalf, especially when you have outside legal representation.

      Friendly staff, took a while to respond to an important issue (time sensitive) and after assuring us they would get back to us the same day they didn't and no apologies for not doing so when questioned about it the next day, same thing for the managing broker. I did talk to one of the attorneys on staff a few days later and he did apologize on behelf of the others.
