      I purchased my house from a foreign seller in 2019 and all the paperwork and closing documentations were completed at this Stewart Title company. I was a first time home buyer and did not know the special IRS tax policy about Foreign Investment in Real Property Tax Act (FIRPTA) at that moment. In their contract all parties involved had agreed and signed on holdback instructions that allows this title company to keep the tax payment in their account and submit that to the IRS in appropriate timeline, before the IRS due date (20 days after closing) to prevent any penalty and contact me if they receive any additional request about that from the IRS. Two years later, I was informed by the IRS notice that I owe about $14,000 to the IRS due to the Failure to file penalty, Failure to pay penalty and interest charges related to my house purchase. After contacting the IRS, seller’s realtor and my escrow officer in this title company I realized they did not release the tax payment to the IRS on time because they assumed the seller already applied for the tax exemption but in reality, the seller did not submit that request on time. Also, I learned they received a tax exemption denial from the IRS due to the late submission of the request by the seller, but they did not contact me to update me about that and they decided to keep the money in their account because “they did not agree with the IRS decision”! Stewart Title was instructed, as per our signed holdback instructions, to release payment to the IRS within 20 days and notify me of any additional funds requested but they did not do that as well. Finally, they released the tax payment after more than a year without updating me. I presented my case to multiple lawyers and all of them agreed that the Stewart Title was in clear breach of their contract multiple times throughout the course of this ordeal. But unfortunately, their screw officer and even their branch manager tried to attack me when I talked to them on the phone and blamed me for all of these without accepting any responsibility! Now I am working with my lawyers, and I am going to file a legal lawsuit against this title company. Terrible experience with super unprofessional people.

      No pressure and all was fully explained with the process very simple and a pleasure to accomplish by moving forward with the final bit of transaction. All that was done truly made me feel in control ( in the"drivers seat" ) when buying my home. End result was excellent.

      This team is just the best and I always try to use them when I can. They are willing to go the extra mile to help you out. They always answer my questions promptly. I work for a small brokerage and many of the other companies just seem to brush us off. Not Stewart, I always get treated like I am their largest customer!!

      Never in my life have I ever been treated so rudely! Honestly it bothered me that someone could be so nasty to a consumer from standing and yelling at me the minute I walk through the door. I guess I walked into the side door “wrong door” of the building... but this door had clear markings indicating the office of Stewart Title.. so how would I know! I got acted closer the door then opened it again to ask where I could find the correct entrance she again started yelling. I shut the door and will never go back there again! I will be making a corporate complaint! I have never in my life been a rude individual, how this world has turned it heartbreaking!
