      Gave incorrect information to my buyer when she went to drop off contract. Stated false information that caused my buyer concern and undue trouble We had to end up choosing another title company. Not very well versed on all types of transactions. Avoid them

      Hi Dean, We are sorry that you were not happy with the information that we gave to your buyer. We reviewed the Warranty Deed where you conveyed title to your children (with no custodial language in it)and have spoken with several probate and guardianship attorneys and they have all confirmed the fact that your minor children do need a court order to conduct a sale of real estate. Given the short close date on your contract we felt that it was our obligation to inform the buyer at the time she brought in the contract that it was unlikely to close in a two and half week time frame. We feel it is our obligation to divulge information up front as we have to be a neutral party to all participants in a transaction. We reached out to our Underwriting Attorney to see if there is any way around getting a court order for minor children conducting a sale but he also confirmed that a court order would be needed. Once again we are sorry you are not happy with our service and we wish you the best in your transaction with another title company.
