Lighthouse Title Services is my preferred company to use for closings in Palm Beach County. I have been a realtor since 1988 and have been using Lighthouse Title for the last 10 years or so. I deal mostly with Kathy and Renee. I find them to be very responsive, helpful and professional! I have closed deals with many closing companies over the years, and Kathy and Renee are the best, hands down! They have helped me with difficult deals such as foreclosures, legal issues with the property and estate issues. Thank you so much for the professional work you do!

To all my fellow real estate agents: This title company is the worst! If you have a chance to switch, DO IT! Trust me. The whole process was delayed and extremely unorganized. Even the law firm side was unorganized with getting an important hearing setup in a timely manner prior to close and Court filings were missed/delayed. The title side was even worse. Kathy was hard to discuss matters with and get told the truth. She insists on talking over everyone instead of being courtesy and letting other professionals speak even when she asks you a question. The buyers, lender staff and myself we’re very frustrated with her. Everything seemed to be unorganized from the start and constant excuses. Closing date was delayed a few days to where my buyers almost lost their locked in rate. Lastly, Preliminary Alta was inaccurate and did not have correct lender fees on them, as well as seller attorney fees. They sent us the final Alta less then 2 hours prior to close when buyer already wired funds. Cd was presented by lender a week before so lender fees should be accurate. Up until actual close, buyers experienced a huge strain of emotional distress from this company! We did not even receive a apology for their mishaps as a kind professional gesture. I will never do business with this title company again. This business definitely needs to pay more attention to detail, timelines, organization and professional communication. However, the closer was pleasant at closing. Stay away if you want a smooth transaction.

ATTENTION to all my realtor friends! I normally don't post anything negative, but I just had the worst experience with Lighthouse Title Services in West Palm Beach. If you have the choice to work with them, I would strongly recommend that you DON'T. They did a very unprofessional job during the entire process. The girl that did the closing did a good job explaining things to the client but the lady (Heidi) doing all the title work was horrible! She forgot many of the documents that were nessesary for the closing and had to call the buyer the next day to try and get them. She didn't know that she needed to write a letter of receipt of escrow and asked the lender to do it! And then when the funding was there, the documents were fully executed and the lender instructions said to "fund at will", she still made the buyer wait until the next day to fund the transaction! If it wasn't for my husband Lloyd and his team at CMG, this transaction would have been a disaster! Even with the incompetance of the title service his company was able to close it a week early! Both myself and the selling agent agree that Lighthouse Title Services will NOT be earning anymore of our business!

The entire team at Ward Damon have been a pleasure to deal with at every turn. I have bought and sold over ten houses in Palm Beach County personally in the last five years and used Lighthouse Title each time. The attorney who oversees the title department is Adam Seligman. His knowledge of real estate law has come in handy many times. On one occasion, the closing hit a couple of bumps (due completely to the other side) and I have to say we were so relieved to have someone who really understood what was going on an all of the options available to us to deal with it. In the end, the attorney for other parties to the transaction got it that Adam is a very capable attorney and the nonsense ended very quickly. We were very grateful to have competent representation. Adam's team is very committed to service and they each have their role on the team. However, we were never left hanging and they all seem to work together as a unit flawlessly.
