I am a veteran loan officer from out of state so didn't have any local connections but I am very familiar with the loan closing process. I know great service when I see it. The closing attorney recommended by my agent was fine when buying the property but looking to later do a construction refinance, their title fees were exorbitant. I called another title agent my loan officer recommended, and I didn't even get a call back. I Googled and luckily found Carl Higbee at Cardinal Title and I'm so glad I did. Of course as a professional I was a little hesitant finding someone on google to trust with hundreds of thousands of my dollars, but I was satisfied with my due diligence. First the communication was excellent. He actually returned an email at 11pm (sorry Carl). I wasn't expecting a response until the next day. All communication was handled promptly. Second he saved me literally thousands of dollars. He even sent a notary to sign at my home for free that would have been an extra $175 with other title agencies. Lastly He handled everything much quicker than expected in a most professional manner. The price was discounted but the service certainly was not. Thank you Carl.

I was hunting down this property like a bloodhound does to a fox. It was elusive, I didn't have anyone to process the transaction. I came to Google eager to find someone to assist me. Carl, was willing to deal with the ill-treatment of a seller being unresponsive. "I'll try again later," is what he told me. He did! Again, we (my wife and I) was seek to purchase, yet, another property not too long after. This seller lived in a different state, time zone became an issue, that didn't stop him neither; because of his efforts we were able to close on not just one, but two properties using his services. Cardinal Title Company is the best! I always thought title/escrow companies work the same no matter who you go with and never care to choose my own. I have done 10+ RE buy/refi transactions thus far and always went with lender-recommended title/escrow companies to help close the transactions quick and streamlined. However, that was not the case with my recent purchase. I knew the title company used wasn't very responsive compared to others in the past but didn't know how bad they were. For another reason, I had to refi my purchase right away and for the very first time, I decided to shop for my own title company and not use any lender-recommended vendors. From the very first inquiry, Cardinal stood out with excellent customer service, attention-to-details, sincere care, very prompt follow-ups and I knew they were the ones I wanted to work with. They met & exceeded every promise made. This is the most honest title company in Florida. Carl is a honest straight shooter. I will not close nay deals with any other company going forward! They saved me thousands of dollars on my closing costs.
