      I wanted to take a moment to thank Shirlene and her staff for another great closing experience.   As the agent for the Seller, I like to make sure the Buyer(s) and their Agent have the same experience and Shirlene did not disappoint.   She is very personable and makes sure the signing party is comfortable and has her full attention. Every home sale is complex and there are a lot of moving parts that have to come together.   Being a Real Estate agent for approx 20 years, I know it takes a LOT of work to bring everything together.   One of the rewards I look forward to is the smiling faces on both sides of the transaction.   Thank you so much and I appreciate all that you do.

      Shirlene was assigned a super rush yesterday, late morning. (AUG 19) This was on the Seaton Han Siu Chang file. Your file # 21-607137-SG She had indicated that it would be AUG 20 before she got this one done. I explained that the seller was not agreeing to go passed to day on the extension. She was in constant contact with me and the agents. I understand, as i am the Closing Manager for our company, and you do what you can, to keep things going. Then, there was back and forth on the signing date, because we were informed that the borrower, Mr. Chang, lived in HAWAII! - so now, it was a "Mail out", and a 5+ hour time difference! I explained that we are very familiar with doing loans with the borrower in Hawaii, and that they generally take a week to get docs arranged w/Notary and back, and borrower funds back to title company. Shirlene and Chrissy kept the file moving, insisting they would be signing yesterday/AUG 19, and funding today Aug 20! Bottom line, all said and done, and even w/delays on the BORROWER not sending their funds until this morning, THEY MADE IT HAPPEN! I am so happy it worked out for the borrower, and totally AMAZED WITH SHIRLENE AND CHRISSY! GREAT JOB Ladies! i want their management team to know they have a winning team with these two ladies. I hope we do more with them. I have another branch of CityFirst that is located in Spring, TX and i will definitely pass on to them, the service i received from them. As i said, these generally take 5+business days from docs to funding! they did this in 24 hrs!

      As a realtor with 10+ years of experience, I will never use Capital Title of Texas - Sugar Land again. I am writing this review to prevent others from having an awful experience in the home buying process. The escrow office, Shirlene, and her assistant, Chrissy, do not do their due diligence of any contract review. 1. As the Buyer/Agent, I had to bring it to their attention multiple times that they needed to contact the seller for a new survey as stated in the executed contract since the current one was no longer valid. 2. The title company did not obtain the HOA info in a timely manner even though it was stated in the contract. When I asked them why it was ordered so late, their response was 'seller didn't want to pay for it prior to the appraisal was received'. The contract clearly outlined how many days the title company had from the effective date to deliver this info to the buyer. This didn't happen and caused a delay in closing on the property. The title company then went on and tried to charge me the rush fee. 3. After closing on the property, Shirlene emails me stating that I owed an additional sum to the seller. I remembered that it was in the Closing Disclosure so I was kind enough to screenshot and highlight the line item showing that I had paid it at closing. Ignoring my email, she calls me demanding to write a check for this amount. All they had to do was just check the file before they started harassing me. Please save your time, energy, and money and go with another title company. Their title fees are higher than other title companies as well. Editing to reply to the response from the owner below: I never said nor stated that the title company is a party to the contract, but the title company should order HOA info according to the executed contract and not at the seller's request. Obviously Capital Title doesn't read anything as the owner Brent stated that they are not responsible for my due diligence. I've done my due diligence and then some since there are incompetent individuals at this location.

Contractual obligations, deadlines and monetary agreements are the responsibility of the purchaser and seller.       What a beautiful experience! Everyone was so nice and friendly. Janeth and Brent were very efficient and answered all my questions. The whole process took under an hour. Brent walked me through each document and made sure I understood what I was signing and promised the funds would be available that afternoon. When I arrived at my bank, the funds were in my account, as promised. All-in-all the whole process was very pleasant. I've been at closings before and there was a strong disconnect, not so at this office, you feel like you're among friends. Thank you Janeth and Brent, you made my day!
