We have exhausted ourselves to close on our new house. I am using my VA loan for the 2nd time. The 1st time we didn't have any issues. The 1st appraiser the VA assigned had 12 business days to conduct his appraisal of the house. At the mid night hour on the 12th business day he sends a email to whoever saying that he didn't want to drive to Palaicos, TX to inspect the house we are wanting to buy. The VA assigned a 2nd appraiser to do the job on that Friday. On the following Monday the VA cancelled the inspection because the 2nd person wasn't qualified to do the appraisal. On the next day/Tuesday the VA assigned the 3rd appraiser. This appraiser waited until the 9th business day to conduct his inspection. Our house did appraise $7,000.00 more than what we are going to pay for our house. It's been one issue after another. We were supposed to close on November 16, 2020. We signed our 1st extension for November 20th, 2020. Than we signed a 2nd extension for the 25th of November, 2020. On the 25th of November, 2020 We signed our 3rd extension for November 29, 2020. If I were a gambler I would place a bet that on the 29th of November of 2020 we'll have to sign a 4th extension. The seller's refuses to fix anything that our home inspection person wrote in his report. The VA loan underwriters didn't like our original septic tank inspection because they said that our home inspector & termite inspector wasn't properly qualified to conduct a septic tank inspection. The VA sent a email to Terry at Caliber Home Loans in Portland, TX. Terry sent a email to Dena our Buying Agent. Dena sent a message to me. Terry did send me a message with the name of a licensed septic tank inspector. I contacted Clayton of "Lone Star Septic". Clayton was able to conduct his septic tank inspection on Wednesday, 11-25-2020. Clayton found a couple different problems with the septic tank system. Evidently the retired couple that had rented this house for the past 9 years had taken a baseball bat or a sledge hammer to the electric box that operates the sprinkler system & septic tank system. Clayton is going to fix this septic tank on this coming Monday morning. We didn't find out the VA wasn't going to accept our original septic tank inspection until 11-24-2020. Thankfully the seller has agreed to pay for the repairs on the septic tank electric box. We also found out this past Tuesday, 11-24-2020 the Property Owners Association has put a lien on the house because there is a outstanding water bill for 28,000 gallons of water & another lien because the seller never paid his POA dues in 2020.
