      Bob DeOrsey is so awesome! He went above and beyond my expectations. He really was a huge help to me. He "held my hand" through the whole process. He educated me about things that my mortgage lender forgot to tell me. He is such a great person and I will definitely recommend him to others!!!!!!

      Amy understood what I wanted and found this property for me before it hit the market. I wouldn't have gotten it without her, and to be honest, I thought this was going to be a long and arduous process. Throughout the purchase process her communication with me was excellent. Being that I reside in Chicago and work long hours, this was very important to me. In addition, Amy went above and beyond in helping me find trades to assist me with my upcoming renovations. I am new to the area her recommendations will make my life much easier! I have purchased over 11 properties and have used real estate agents for only three of those purchases. My first experience was not good, my second was fair, and my experience Amy was fantastic. I am hoping to purchase more properties in the area and I will be working with Amy to find them. I am fortunate enough to work with some of the best professionals, in and out of the country, and Amy has been added to that list!

      1) SELLING and 2) RENTAL MGT 1. Amy O was our listing agent. ON THE PLUS SIDE: Very nice person, has a lot of sales. Sale went smoothly, got an offer within 1 week of listing. The closing went smoothly. Response time was fairly good. ON THE NEGATIVE SIDE: a) Amy did not take my advice re: listing our house for $30K higher. Said we were at the max. Our house sold at list price, offer made within 1 week of listing. A house 2 doors down (inferior location, inferior amenities, same date of build) was listed shortly after ours, at $70K higher (by another agency). It sold for $50K more than ours. This confirmed my fear, that our house had been priced too low. The RE market valuation skill of our agent was clearly not up to snuff and we lost out on $30K min. (I wish the sales manager would contact me & offer up some of that lost $. Call me!) b) Bad advice: Amy advised strongly against having our home available for short-term rental at same time as home was for sale. I insisted that we wanted the ST rentals, in order to cover some of our extremely high RE taxes. Thanks to me, we were able to recoup thousands of $ in rentals at the same time as house was for sale. c) Negotiating skills:We accepted the full list price offer, understanding that it was a cash offer. The buyer's offer stated that they could pay cash, but would still seek a mortgage. We didn't care if they wanted a mortgage, so we said OK. We later learned (due to financing delays) that the sale was actually CONTINGENT upon the buyer getting a mortgage. This was never our understanding, and Amy should have made this contingency very clear to us at the start. We would have declined a contingent offer. 2. Jaqua as rental mgt company: If the sales portion is rated "D", then the rental mgt division deserves a "C-". The good news is that the rental division was not a total disaster. The bad news is that, for owners of rental property, you can do much better. a) Cleaning of rental unit was OK, but definitely not good. Spaghetti sauce residue on plates, dried spaghetti on forks, grime in the blender, pots, & pans, etc. Just the basic surfaces were cleaned. b) Stove was used by renters for baking, and had black spill-over grease baked onto bottom of stove, remaining this way for several rental cycles. Unacceptable to owner or to renters. The stove should have had its high-temp cleaning cycle turned on and run. c) Jaqua would not place our trash cans out at curb for city pick-up, insisting that we pay them EXTRA $ to have their guy come around!! This is extortion. Why should I pay twice for trash pick-up? Property management, almost by definition, includes placing the trash cans at the curb on city pick-up days. d) Missing items, broken items, damaged items-- Jaqua will not check for any of these situations. No inventory mgt for kitchen items or anything else. (It should be easy to count how many dishes are in the cupboard at end vs how many dishes were in place at the start of the rental. A bunch of our stuff went missing.) e) Rental acquisition: will only list your rental unit on the web in 2 places: Jaqua's own website and AirBNB. They will not place ads onto HomeAway -- which is a better website for gaining rentals- esp. weekly rentals. f) Monitoring of how well your rental home is "doing": Jaqua will give you no feedback about how well your rentals stack up against others. You will get no advice on pricing competitively, min # of days to specify for your rental, etc. No marketing expertise is offered. (We found that 3-day min will result in renters snapping up all the long weekends, leaving the remaining 4 days vacant. Not good.) g) After 5 PM (or usually earlier)M-F, the office is closed. Voicemail only. Nobody will get back to you until the next workday. If it is a Friday, you won't hear back till Mon, and VERY often not even then. I feel sorry for the renters. A mgt company must have somebody available to answer calls from renters (or owners) 24/7.

      Beware - They Cherry Pick Reviews of Rental PropertiesI Vacation renters beware! We rented “All at Once”, a five bedroom vacation rental in SouthHaven Mi from them. The house was quite nice and we enjoyed out stay there. We have probably rented 20 large vacation homes for family trips over the past years and this one was in the top third at least. However, we were very disappointed with Jaqua Realty both in handling the deposit and their failure to post our very balanced but mixed review (warning renters of the owners behavior). In about 25 years of renting vacation properties we have never had a single dollar held from a deposit. We were charged an inappropriate amount from a claim by the home owner for a few small burn holes in an outdoor cushion from some sparks from a fire pit. They demanded we replace the entire 6 cushion set at $250.00 when they could have easily flipped the cushion. We think that renters should be aware of this potential. We were very fair in our review to put on the Jaqua site pointing out the positives of the property and Laura at Jacque who assured me the review would be posted. In contrast to their promise to discuss the demand with the owner and agreement to post the review, Jacque refused to communicate with us or post our review (we waited 2+ months to post this to give them plenty of time to respond to us). I’d consider their business practices posting only positive reviews and their handling of the excess charges to be deceptive.

      I booked a vacation rental through VBRO that this company manages. At first they didn't reply in time and the trip got cancelled do to time. Then at 8:11 in the morning of June 1, they send me an email saying the property was available. I shook my head due to the unprofessionalism of not responding in a timely manner. I then finished the process and paid in full for the trip. Two hours later, I received an email that stated the reservation was cancelled. I now have to wait 4 days to get a refund of over $7,000 as the money has to be verified by bank transfers before it gets returned in my account. They didn't tell me why it was cancelled. They did inform VRBO that it was because of COVID. Today is June 1. The entire COVID thing has been happening for over two months. I respect that someone doesn't want to rent their place out because of COVID. But don't advertise it as being available. Don't send me an email saying I have permission to book it. Show some respect and call me if there was a misunderstanding. Answer your dam phone. I would appreciate a phone call with an apology and help with a solution. You know who I am. A frustrated customer.

When we reached out to confirm your rental with the owners and they indicated they would not be renting their property until later in the season.       I thought it went really well. I hate on being pressured, so Steffin was always available and no pressure. The only hold up was us getting our loan. Everything was cleaned out and ready to go for us which has been a problem in the past.

      I'll start with the positive stuff about our property: it's decorated well, the screened in back porch of our rental was a very nice feature. I don't want this to be true about this place and I've never understood their business model but they treat rental customers like an inconvenience and like they're irritating. When we pulled up to our property we couldn't get the code to work. Called Jacqua and the woman that answered rudely informed me "It's not 3:00 yet, the code won't work until 3:00" It was 2:50. Why not set the code to work after housekeeping leaves? What would be the harm in that? Also, our sink wouldn't drain in the bathroom and the kitchen sink faucet leaked all over the counter and into the basement. Stuff like that happens, right? Yes, in almost every Jacqua rental we've had there have been plumbing issues. If you're over 6 foot the light in the middle of the kitchen is way too low. The thermistat didn't work very well and the best of all: NO DISHWASHER! There are better rental agencies in this town and I strongly urge you to find one of them.
